It’s a known fact that when selling your home you should create pleasant smells to help sell your home – the most popular being fresh cookies/cakes/muffins straight out of the oven! But according to research this is not the most effective form of smell anymore!
A study was conducted in Switzerland in a home wares store where three types of smell were introduced into the store – orange, orange/basil/green tea and no smell at all. After researching, it was found that the orange smell has the most positive effect on the buyers with them spending more money in the store at that time than when orange/basil/green tea and no smell was used. The orange aroma is a simple yet pleasant smell and it affects the same areas of the brain that are involved in decision making. The complex blended scent of orange/basil/green tea makes the buyer focus more on trying to determine the smell, rather than thinking about decision-making. Along with orange, lemon, basil and pine are also very effective at affecting the same area of the brain as decision-making.
When selling homes and trying to determine the best aroma to feature at open house, try to think of the location you are in. For example, a farm in outback NSW won’t suit a sea breeze smell like a beach house would. Also combining the scent with the outdoors such as picking fresh bunches of flowers or herbs.
